How to research sales
Search using either sales near a specific property or a geographic area fields. Optionally, select date (default is 18 month sales used for current valuation), price, square foot, acres, qualified or unqualified.
- Next to the dates, select drop down menu to select Property Type
- Next to property type, select drop down for More Filters
- More Filters will have a separate box that will allow you to select all options to narrow search
- Click parcel number or account number to pull up individual property information with more detail
When selecting comparable properties look for the following:
- Same/similar design, subdivision & neighborhood
- Similar square footage
- Same Style (i.e. 2 story)
